| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is:- Required to be imposed pursuant to Section 18 of the Planning (Listed Building and Conservation Areas) Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following revised plans received by the Local Planning Authority on the 23rd February 2024:
Site and Location Plan: 8531-P07 (Rev.C)
Proposed Elevations and Sections: 8531-P06 (Rev.B)
Proposed First and Second Floor Plans: 8531-P05 (Rev.C)
Proposed Basement and Ground Floor Plans: 8531-P04 (Rev.C)
The reason for the condition is:- For the avoidance of doubt. |
| 3. | No works shall commence in relation to the ground floor opening on the proposed north elevation serving the Gym floor space until details at large scale (at a scale no less than 1:20) of the proposed ground floor opening on the north elevation have been submitted to and approved in writing by the Local Planning Authority. The works shall take place in accordance with the approved details.
The reason for the condition is :- As these details have not been provided and to ensure that the detailing is sympathetic to the Listed Building, in accordance with Core Strategy (2015) Policy CS10. |
| 4. | No works shall commence in relation to the replacement front door on the proposed north elevation until details at large scale (at a scale no less than 1:20) of the proposed front door have been submitted to and approved in writing by the Local Planning Authority. The door shall then be installed in accordance with the approved details.
The reason for the condition is :- As these details have not been provided and to ensure that the detailing is sympathetic to the Listed Building, in accordance with Core Strategy (2015) Policy CS10. |
| 5. | No works shall commence in relation to the replacement dormer window on the second floor until details at large scale (at a scale no less than 1:20) of the replacement window on second floor have been submitted to and approved in writing by the Local Planning Authority. The window shall be installed in accordance with the approved details.
The reason for the condition is :- As these details have not been provided and to ensure that the detailing is sympathetic to the Listed Building, in accordance with Core Strategy (2015) Policy CS10. |
| 6. | During the works, if hidden historic features or archaeology are revealed they should be retained in-situ. Works shall be halted in the relevant area of the building and the Local Planning Authority should be notified immediately. Works shall not recommence on that aspect of the development until a suitable scheme of mitigation has first been submitted to and approved in writing by the Local Planning Authority and shall only be recommenced in accordance with such a mitigation strategy as approved.
The reason for the condition is:- To ensure that historic features are recorded and preserved as part of the special character of the Listed Building in accordance with Core Strategy Policy (2015) CS10. |
| 7. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria of Core Strategy (2015) Policy CS10 and Local Plan Part 2 (2021) Policy E5. |

| 9. | NOTES - Please read the following notes carefully:-
The applicant is reminded that the original historic fabric of the listed building should be retained unless specifically authorised for removal by the Council as part of a listed building consent. Historic fabric which must be retained would include any existing internal shutter(s), lath and plaster ceilings and lime plaster on walls, floor boards, original skirting boards, dado rails, cornices, fireplaces and any other surviving historic fabric. Where these elements are in poor condition, repair on a like-for like basis could be undertaken by competent workmen, with the minimum amount of intervention to the historic fabric. You are reminded that the installation of new internal and external lighting, service routes and risers fixed to the building will in most cases require listed building consent. Any proposals for these works must be first approved by the Council as part of a listed building consent before they are installed within the listed building |
