| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 10th October 2023:
- Site and Location Plans; dwg ref. 051-23-00, dated July 2023
- Proposed Floor Plans and Elevations; dwg ref. 051-23-02, dated July 2023

| 3. | The House of Multiple Occupation hereby permitted shall not be permanently occupied by any more than 6 people at any one time.
The reason for the condition is :-
To mitigate the impact on neighbours and amenity resulting from any intensification of the use, to accord with policies A1 and H12 of the adopted Great Yarmouth Local Plan Part 2 and to ensure the contributions as required by GSP5 and H4 are sufficient for the scale of development. |
| 4. | Prior to first occupation of the development hereby permitted a scheme for bin storage and collection, including precise details on number, size and siting, shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose.
The reason for the condition is :-
To ensure that adequate storage is provided and that the character of the area is not harmed. |
| 5. | Prior to first occupation of the development hereby permitted a scheme for the parking of cycles shall be submitted to and approved in writing by the Local Planning Authority. The scheme shall be fully implemented before the development is first occupied or brought into use and thereafter retained for this purpose.
The reason for the condition is: -
To ensure the provision of adequate cycle parking that meets the needs of occupiers of the proposed development and in the interests of encouraging the use of sustainable modes of transport. |
| 6. | Prior to installation, precise details of the proposed rooflights, including specification and manufacturer, shall be submitted to and approved in writing by the Local Planning Authority. These shall be conservation rooflights which sit flush to the roofing material.
The reason for the condition is :-
To enable the satisfactory appearance of the development, and that there is no adverse impact on the setting of the conservation area. |

This property will come under the requirement for mandatory licencing under the Housing Act 2004 based on the number of occupants and having more than a single household and sharing basic amenities. The owner must submit an application for a licence, or an offence will be committed under Section 72 of the Housing Act 2004. This property will be considered to be a 'House in Multiple Occupation', and as such will be required to have sufficient amenities and have adequate fire prevention measures and fire detection system installed. The owner must ensure that the property complies with amenity levels and fire safety by liaising with the local authority Environmental Health Services. |
| 9. | NOTES - Please read the following notes carefully:-
The developer must carry out an asbestos survey prior to development of the building in order to identify asbestos containing materials (ACMs). The developer has a legal duty to remove most ACMs before development and some ACMs must be removed by contractors licensed by the Health and Safety Executive (HSE). If at any stage during development asbestos is suspected the work should be stopped and the material investigated.
All the resultant asbestos bonded sheets or other asbestos materials must be collected by a licenced waste carrier.
Removal and disposal of asbestos containing materials must be carried out in accordance with HSE Approved Guidance Procedures. |
