1.This permission expires on 30th November 2026 and, unless on or before this date application has been made for an extension to the period of permission and such application is approved by the Local Planning Authority, the use of the site for car storage and sales shall be discontinued immediately on the 30th November 2026. The site shall be cleared, all chattels including the office shall be removed and the land shall be restored to its previous undeveloped condition by no later than 30th December 2026. The reason for the condition is:- In order to retain control over the use of the site which is located in an area designated for redevelopment and in the interest of the amenities of the locality in accordance with by Policy CS17 of the adopted Core Strategy (2015) and emerging Local Plan policy URB4. In addition the application has only been sought on a temporary basis and longer term impacts arising from the development have not been assessed as part of this application.
2.The development shall be carried out in accordance with the following plans received by the local planning authority on the 22nd August 2025:- - Flood Risk Assessment- REF: 2913/RE/03-22/01 Revision A- Dated October 2023 - Proposed Office Building, Plans, Elevations, Location and Block Plans.- Drawing no 23/353/01- Rev B - Dated 20/02/2024 The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning.
3.The development hereby permitted shall be carried out incorporating the measures to mitigate the risk from flooding set out in the applicant's flood risk assessment received by the Local Planning Authority on the 22nd August 2025 reference: Flood Risk Assessment- REF: 2913/RE/03-22/01 Revision A- Dated October 2023. In addition all structures including the hereby approved office shall be securely tethered to prevent their movement in the event of a flood situation. The reason for the condition is :- To minimise the risk to the occupants and neighbouring uses in the event of flooding in accordance with Policy CS13 of the adopted Great Yarmouth Local Plan Core Strategy (2015).
4.Surface water from areas of hardstanding, shall be passed through an oil interceptor or series of oil interceptors, prior to being discharged to any watercourse, soakaway or surface water system. The separator shall be designed with a capacity adequate for the areas being drainage, and shall be installed and be available for use, prior to the development being brought in to use, and shall thereafter be retained and maintained for the lifetime of the development. Clean roof water and vehicle wash-downs and detergents shall not be passed through the interceptor and shall be drained to the foul sewer or sealed system. Reason for condition: - To reduce the risk to the water environment, from trade effluent/waste in accordance with Policy CS13 of the adopted Great Yarmouth Local Plan Core Strategy (2015).
5.A copy of the Flood Risk Assessment- REF: 2913/RE/03-22/01 Revision A- Dated October 2023 shall be clearly displayed on site and shall be reviewed and updated in accordance with the schedule detailed within the submitted Flood Response Plan. The reason for the condition is :- To provide advice to the occupiers of the site should the site flood in accordance with Policy CS13 of the adopted Great Yarmouth Local Plan Core Strategy (2015)..
6.Notwithstanding the submitted details or the provisions of the Town and Country Planning Use Classes Order 1987 (or any Order revoking or re-enacting that Order) the structure referred to as "proposed office container"' on the approved plan "Proposed Office Building, Plans, Elevations, Location and Block Plans.- Drawing no 23/353/01- Rev B - Dated 20/02/2024" shall only be used for an office for the existing car storage and sales only and shall not be used for residential or holiday purposes nor shall the structure be used for sleeping accommodation at any time. The reason for the condition is:- The use is for the staff of the car storage and sales site only and is not suitable for alternative uses. In addition the Local Planning Authority will retain control over the use of the site in accordance with policy CS17 of the adopted Core Strategy and emerging Local Plan policy URB4.
