| 1. | Approved Plans:
The development shall be retained in accordance with the following plan received by the Local Planning Authority on 21st June 2024:
- Floor Plans and Elevations, Site Plans; drawing no. ref. 23/344/03 Rev A
The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning. |
| 2. | Removal of Smoking Shed:
Within 3 months of the date of this permission, the conical roof building described as 'existing smoking shed' on drawing no. ref. 23/344/03 Rev A shall be removed from the site in its entirety.
The reason for the condition is :- In the interests of visual amenity and impact on heritage assets, as in accordance with policies CS9 and CS10 of the Core Strategy and policy E5 of Local Plan Part 2. |
| 3. | Hours of Use:
The external seating areas as indicated by shaded area and "Building 3" on drawing no. ref 23/344/03 Rev A shall not be available to customers other than between the hours of 12pm; and 10pm; Monday to Sunday.
The reason for the condition is:- In the interests of amenity of local residences in accordance with policies CS9 of the Core Strategy and policies A1 and R7 of Local Plan Part 2. |
| 4. | External Seating Area to be limited to Building 3 and Shaded Area:
External seating shall be limited to "Building 3" and the external seating area as indicated by the shaded area on drawing no. 23/344/03 Rev A only.
The reason for the condition is :- In the interests of visual amenity and impact on heritage assets, as in accordance with policies CS9 and CS10 of the Core Strategy and policy E5 of Local Plan Part 2. |
| 5. | Outbuildings to be Used in Conjunction with the Main Building operated by the Applicant:
The 5no. outbuildings hereby permitted shall only be used in conjunction with the adjoining premises known as "The Smokehouse at The Grange" operated by the applicant "Ms K Newport". If the site ceases to be used by "The Smokehouse at The Grange" operated by the applicant "Ms K Newport", the outbuildings hereby permitted shall be removed.
The reason for the condition is :- To enable the local planning authority to retain control over and review the need for the development which is of a type which could become detrimental to the amenities of the locality if another tenant takes over the site and does not operate the external area in association with the restaurant, contrary to Policies CS9 and CS10 of the Core Strategy and E5 of Local Plan Part 2. |
| 6. | Fencing Details:
The fencing around the external seating area as indicated on the plan ref. 23/344/03 Rev A as "Low level decorative timber fencing" shall be retained as 900mm high post and rail fencing and shall not be replaced in a different form unless otherwise approved in writing by the Local Planning Authority.
