| 1. | This permission expires on 21st December 2026 and unless on or before this date application has been made for an express permission to be granted for an extend period of permission, and such application is approved by the Local Planning Authority, the use shall be discontinued and the building the subject of this permission shall be removed and the site restored to its former condition and use within 1 month of the expiry of this permission.
The reason for the condition is:-
In order to retain control over the use of the site until the effects of the proposal have been experienced and in the interest of the amenities of the locality. |

| 3. | This permission and the use of the premises hereby permitted shall enure for the benefit and use solely by the Royal National Lifeboat Institute (RNLI) and associated activities and subsidiary bodies only,
The reason for the condition is :-
To ensure the development operates in a manner considered by the Local Planning Authority and to control the effects of the development due to being a retail use proposed in an otherwise-unacceptable out-of-centre location and because the proposal is related to activities which justify such use of the land in the Coastal Change Management Area and subject to an area of high flood risk, in accordance with policies CS7 and CS6. |
| 4. | The premises shall not be open for business outside of the following hours:-
0800 to 20:00 Mondays
08:00 to 20:00 Tuesdays
08:00 to 20:00 Wednesdays
08:00 to 20:00 Thursdays
08:00 to 20:00 Fridays
08:00 to 20:00 Saturdays
08:00 to 20:00 on Sundays or Bank Holidays.

In the interests of the residential amenities of the occupiers of nearby dwellings and users of the nearby hotel. |
| 5. | The development hereby approve shall be carried out in accordance with the Flood Emergency, Flood Resilience and Resistance Flood Risk Assessment undertaken by Duncan Clark and Beckett Ltd dated July 2023. Prior to first use, confirmation that the development has signed up to the Environment Agency's Flood Warnings Direct Service, including appropriate evacuation plans and mitigation measures, shall be submitted to the Local Planning Authority for approval and made available to all future occupiers of the site thereafter.
The reason for the condition is :-
In the interests of minimising the risk of flooding to occupants of the development. |
| 6. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for new development in the CCMA and Gorleston Conservation Extension Area as set out in Policies CS2, CS10, of the adopted Core Strategy and Policies GSP4 and E5 of the adopted Part 2 of the Local Plan. |
| 7. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
| 8. | The application site lies adjacent to the Coastal Change Management Area boundary as shown in the Council's Local Plan Maps. Please be advised that these line are anticipated to be reviewed and updated next year and may be subject to change. Please carefully consider this before completing the works hereby approved. |
