| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans:
- Proposed Details dwg. ref. 2344-002 Rev A received by the Local Planning Authority on the 8th November 2023
- Location Plan received by the Local Authority on 15th August 2023
The reason for the condition is:-
For the avoidance of doubt. |
| 3. | The materials to be used in the external walls of the dormer windows and the roof of the development hereby permitted shall match the appearance of those of the existing building in accordance with the details stated in the application form.
The reason for the condition is :-
In the interests of the visual amenities of the area in accordance with Policy CS9. |
| 4. | The first floor dressing room window on the south elevation of the dormer window (as indicated on dwg. ref. 2344-002 Rev A) shall be fitted with obscure glass to a level equivalent to Pilkington Privacy Level 5 which shall be installed prior to the first occupation of the dormer extension and this obscure glazing shall be retained thereafter in perpetuity.
The reason for the condition is:-
In the interests of the residential amenities of the occupiers of nearby properties in accordance with Policy A1. |
| 5. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2. |
