1.	The development shall be carried out in accordance with the following plans and submitted documents: - Application form and the details contained therein as received by the Local Planning Authority on the 9th August 2023; - Proposed Site Layout and Location Plan - dwg ref: LHA02, received by the Local Planning Authority on the 9th August 2023; - Proposed Floor Plan and Elevations - dwg ref: LHA01, received by the Local Planning Authority on the 9th August 2023; - Email from the applicant's agent Mr. Kozmian-Ledward received by the LPA on 10th October 2023 (14:28) confirming use of brick and tile materials to match those of the existing dwelling. The reason for the condition is:- For the avoidance of doubt and to ensure the development remains within the requirements of permitted development within Class A to Schedule 2 Part 1 of the Town and Country Planning (General Permitted Development)(England)(Order) 2015 (as amended).
