1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 20th November 2023: -Plan no. 1834/1, entitled Proposed Outbuilding (submitted as site Location Plan, Block Plan, Elevations Plan, Floor Plan, Section Plan and floor Joist Plan), dated July 2023 The reason for the condition is:- For the avoidance of doubt.
3.INFORMATIVE: The Arboricultural Officer has commented that there is a Large Poplar to the South East of the proposed siting of the summer house (within adjacent land). There is likely to be structural roots within the area that the summer house is to be constructed. There no Arboricultural objections to the proposal, dependant on the foundation specification for the timber framed summerhouse, which is detailed as being 'pile' upon the submitted plan (Floor Joist Layout Plan). With pile foundations being implemented there would be little impact upon the adjacent tree(s).
4.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
