1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the plans received by the Local Planning Authority on 3rd August 2023: -Location Plan, Proposed Plans, Elevations , Floor Plan, Block Plan, No. 502, Scales 1:50, 1:500, 1:250 -Arboricultural Impact Assessment at Drambuie, prepared by A.T Coombes Associates Ltd. Dated 19/01/2024 The reason for the condition is:- For the avoidance of doubt.
3.The outbuilding accommodation hereby permitted shall be ancillary to the dwellinghouse and shall not be occupied as an independent dwellinghouse. It shall be maintained within the same planning unit as the dwellinghouse and shall not otherwise be occupied independently as a separate self-contained unit during the lifetime of the development. The reason for the condition is :- To enable the local planning authority to retain control over the development which has been permitted to offer a specific purpose.
4.Due to the close proximity of other residential dwellings and/or businesses, the hours of any construction or refurbishment works that are audible outside of the boundary of the site should be restricted to reduce the likelihood of noise disturbance to: 0730 hours to 1830 hours Monday to Friday 0830 hours to 1330 hours Saturdays No work on Sundays or Bank Holidays.
5.The applicant is strongly recommended to advise neighbouring businesses and residential occupiers of the proposals, including any periods of potentially significant disturbance e.g. demolition or piling, together with contact details in the event of problems.
6.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2.
