No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans: · Site Location Plan, un-numbered (received 07-SEP-2023) · Plans/Elevations Proposed, Drawing No: 04 (received 07-SEP-2023) All received by the Local Planning Authority on the above dates. The reason for the condition is: - For the avoidance of doubt.
3.The proposed render and roofing materials of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form. The reason for the condition is:- In the interests of the visual amenities of the area.
4.Access to the flat roof over the extension(s) hereby permitted shall be for the maintenance or emergency purposes only. The flat roof shall not at any time be used as a roof garden, terrace, patio or similar activity area. The reason for the condition is:- In order to comply with Policy A1 of the Local Plan Part 2 to protect the amenity of surrounding residents.
5.The window at first floor level facing north (labelled the bathroom window on Drawing No: 04) shall be fitted with obscure glass to a level equivalent to Pilkington Privacy Level 5 which shall be installed prior to the first occupation or use of this part of the extended dwelling and this obscure glazing shall be retained thereafter in perpetuity. The reason for the condition is: - In the interests of the residential amenities of the occupiers of nearby properties.
6.There shall be no use of the development hereby approved until the existing vehicular access to and egress from the adjoining highway has first been permanently closed and the footway reinstated in strict accordance with a detailed scheme to be first submitted to and approved in writing by the Local Planning Authority. The reason for the condition is: - In the interests of highway safety.
7.No part of the proposed structure(s) (to include fascia board/rainwater guttering, foundations, etc.) shall overhang or encroach upon highway land and no gate/door/ground floor window shall open outwards over the highway. The reason for the condition is: - In the interests of highway safety.
8.INFORMATIVE: This development involves works within the public highway that can only be carried out by Norfolk County Council as Highway Authority unless otherwise agreed in writing. It is an OFFENCE to carry out any works within the Public Highway, which includes a Public Right of Way, without the permission of the Highway Authority. Please note that it is the applicant's responsibility to ensure that, in addition to planning permission, any necessary consents or approvals under the Highways Act 1980 and the New Roads and Street Works Act 1991 are also obtained from the County Council. Advice on this matter can be obtained from the County Council's Highway Design and Development Group. Please contact Stuart French on 01603 638070. If required, street furniture will need to be repositioned at the applicant's expense. Public Utility apparatus may be affected by this proposal. Contact the appropriate utility service to reach agreement on any necessary alterations, which have to be carried out at the expense of the developer.
9.INFORMATIVE: This proposal involves excavations adjacent to the public highway. It is an OFFENCE to carry out any works that may affect the Public Highway, which includes a Public Right of Way, without the permission of the Highway Authority. Please note that it is the Applicants' responsibility to ensure that, in addition to planning permission, any necessary consents or approvals under the Highways Act 1980 and the New Roads and Street Works Act 1991 are also obtained from the County Council. 10.INFORMATIVE: Please be aware it is the applicants responsibility to clarify the boundary with the public highway. Private structures such as fences or walls will not be permitted on highway land. 11.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2.
