| 1. | The development must be begun not later than 17th April 2026.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following revised plans numbered NS-4843-200 Rev A and NS-4843-250 Rev A, received by the Local Planning Authority on 29th August 2023 and 22nd November 2023 respectively.

| 3. | The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form.

| 4. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the aims of CS06 and would enable alterations to allow for investments into an existing business. |
| 5. | INFORMATIVE NOTE:
The applicant is advised that the approved variation of planning permission is restricted to the revised loading bay/car parking details in the description of development and the new extension proposed in lieu of the previously approved canopy, as shown on the approved plans. The applicant is advised that any other development may require planning permission and should seek pre-application advice from the Local Planning Authority with regard to this matter. |
