1.Within 3 months of the approval of this permission, the existing palisade fencing shall be dismantled and development shall be carried out in accordance with the following revised plan received by the Local Planning Authority on the 24th November 2023: - Palisade Fence - Elevation and Detail, dwg. no. DR-05-001 Rev A The reason for the condition is :- For the avoidance of doubt.
2.The proposed 600mm high posts and chains shall be set back at least 100mm from the kerb edge and shall be either painted white and/or fitted with reflectors to aid conspicuity. The reason for the condition is: - In the interests of highway safety to prevent posts being hit by passing vehicles leading to damage or damaged posts.
3.Any access gates/bollard/chain/other means of obstruction shall be hung to open inwards, set back, and thereafter retained a minimum distance of 7.5 metres from the near channel edge of the adjacent carriageway. Any sidewalls/fences/hedges adjacent to the access shall be splayed at an angle of 45 degrees from each of the outside gateposts to the front boundary of the site. The reason for the condition is: - In the interests of highway safety enabling vehicles to safely draw off the highway before the gates/obstruction is opened.
4.No part of the proposed structure (the post and chain system) including any foundations shall overhang or encroach upon highway land. The reason for the condition is: - In the interests of highway safety.
5.No part of the proposed structure (to include fascia board/rainwater guttering) shall overhang or encroach upon highway land and no gate/door/ground floor window shall open outwards over the highway. The reason for the condition is: - In the interests of highway safety.
6.The palisade fence hereby approved shall be erected and maintained a minimum of 2.4 m from the public highway, as measured form the near edge of the adjacent highway carriageway. The reason for the condition is: - In the interests of highway safety.
7.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
8.NOTES - Please read the following notes carefully:- It is the Applicant's responsibility to clarify the boundary with the public highway. Private structures such as fences, or walls will not be permitted on highway land. The highway boundary may not match the applicant's title plan.
