1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 12th December 2023: - 1824/1A; Proposed Elevations and Plans The reason for the condition is :- For the avoidance of doubt.
3.The annex living accommodation hereby approved shall be used only as a use incidental to the use of the main dwelling '45 Norwich Road', shall only be used by the occupiers of the main dwelling, or their dependants, and shall not be used as a separate dwelling, nor let separately for holiday purposes, and shall not be occupied as a separate and unassociated unit of accommodation. The reason for the condition is:- To enable the Local Planning Authority to retain control over the development which has been permitted in accordance with Policy H10 of the adopted Great Yarmouth Local Plan Part 2 and which may not otherwise have been acceptable were it not for the restrictions on occupancy imposed by this condition.
4.Space sufficient to the satisfaction of the Local Planning Authority shall be provided within the site to enable three cars to park, turn and re-enter the highway in forward gear. This area shall be laid out, demarcated, levelled, surfaced, drained and be retained thereafter available for that specific use. Reason: To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety.
5.The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area.
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. It is hereby acknowledged that the application has been accompanied by the appropriate and necessary financial contributions for GIRAMS Habitat Impacts Mitigation amounting to £210.84 received 07/02/2024.
