| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following revised plans received by the Local Planning Authority on the 9th November 2023:
Site location plan (received on the 24th November 2023) (unreferenced)
Proposed floor plans and elevations: AJB/11081
Drainage Plan: AJB/11082
The reason for the condition is:-

| 3. | Prior to the commencement of construction works above foundations / DPC / slab level, the proposed drainage scheme as indicated on plan AJB/11082 shall be installed in its entirety and made operational and available for use. The surface water of the development shall thereafter be drained solely into this system, and the drainage scheme shall be retained in its approved form thereafter.
The reason for the condition is :-
To ensure an appropriate drainage scheme for a site at risk of surface water flooding and to minimise the risk of flooding elsewhere, whilst ensuring appropriate treatment of agricultural surface waters prior to release back into the natural environment. |
| 4. | The materials to be used in the external walls and roof of the development hereby permitted shall accord with the proposed details stated in the application form.
The reason for the condition is :-
In the interests of maintaining the visual amenities of the area, in accordance with Core Strategy (2015) Policy CS9. |
| 5. | No external lighting shall be installed without first receiving the prior written permission of the Local Planning Authority. Details shall include the types of lights and their appearance, position, illumination levels and light spillage. The lighting shall be installed in accordance with the approved details and shall be retained as such thereafter.
The reason for the condition is :-
To ensure protection of the value of the landscape and its dark skies character, and in the interests of mitigating impacts on protected species in accordance with the aims of Policy CS11 of the Great Yarmouth Local Plan Core Strategy (2015). |
| 6. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the aims of policies CS02, CS06, CS09 and CS11 of the Great Yarmouth Local Plan Core Strategy (2015). |
| 7. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
