| 1. | Condition 3 requires that full details of the surface water drainage strategy are submitted to and approved in writing by the Local Planning Authority and that the approved drainage scheme is then implemented and made available for operation. | 2. | Condition 5 requires the existing access onto the highway to be properly surfaced with a bound material for a minimum distance of 10 metres measured from the nearside edge of the metalled carriageway, in accordance with details that shall have previously been submitted to and approved in writing by the Local Planning Authority.

The submitted information is considered acceptable to discharge the written portion of the condition. The condition cannot be fully discharged as the condition requires the works to take place in accordance with the approved details. |
| 3. | Condition 6 requires that no other part of the development shall be commenced until the new access has first been laid out and completed in all respects in accordance with drawing no. DM04 with an entrance width of 4.5 metres for a distance of 2.4 metres measured from the nearside edge of the metalled carriageway.
Whilst Drawing Ref: 222116-CDP-ZZ-XX-DR-C-4002 P01 indicates such works, which the Local Highway Authority have confirmed are suitable, this condition cannot be discharged at this time as these works have not taken place. The applicant should note that this condition does not require written discharge as this is a compliance condition. |
| 4. | Condition 7 requires that details of the areas and infrastructure to be provided for the loading, unloading, manoeuvring and parking of vehicles are submitted to and approved by the Local Planning Authority and that the approved scheme is carried out in accordance with the approved details. The application is supported by the following information:
