1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with the following plans:
- 2020352 - 03 Rev A; Location and Block Plans
- 2020352 - 02 Rev C; As Proposed
- Tree Planting Plan and relating agent's correspondence on the 15th November 2023

3. | The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form.

In the interests of the visual amenities of the area. |
4. | Replacement tree planting shall be carried out as in accordance with the agent's correspondence on the 15th November 2023 comprising planting plan and confirmation email, with 5no. trees, including the same species as those previously removed, planted to the eastern boundary of the site, planted within the next planting season following commencement of development.
All works for replacement planting shall be carried out in accordance with British Standard BS8545 Trees: from nursery to independence in the landscape - Recommendations, Chapters 8 and 9 thereof.
Should the replacement trees be removed, die or become severely damaged or seriously diseased, all within TEN YEARS of planting, it shall be replaced by a similar tree of a similar size and species to that originally planted unless otherwise agreed in writing with the Local Planning Authority.
The reason for the condition is :-
To ensure an acceptable standard of planting and maintenance, thereby maximising the successful establishment of the replacement trees. |
