1.The development shall be retained in accordance with the following plans: Received by the Local Planning Authority on the 19th June 2023: - Site Location Plan; drawing reference: 19-2023/C/50 - Ground Floor Plan as built; drawing reference: 19-2023/C/60 Received by the Local Planning Authority on the 9th April 2025: - First Floor Plans as built in 2025; drawing reference: 19-2023/C/41 - Proposed Elevations as built; drawing reference: 19-2023/C/42 The reason for the condition is:- For the avoidance of doubt of what has been approved and in the interests of proper planning.
2.The 1.8 metre high wooden slats providing screening to the west and south boundaries of the rear balcony and the 1.8m high timber and biophilic screen on the western boundary of the side balcony (as shown on drawing 19-2023/C/42) shall be retained in their approved form in perpetuity. In the event that the shed is removed from the balcony, the 1.8 metre high wooden slat screening approved on the part west and south boundaries of the rear balcony shall also be erected on the remaining length of the west and northern boundaries of the balcony from where the shed is removed from, and such screening shall be provided within 7 days of the shed being removed, and retained as such thereafter The reason for the condition is :- In the interests of protecting residential amenity and to prevent overlooking to the neighbours to the west; in accordance with Core Strategy (2015) Policy CS9 and Local Plan Part 2 (2021) Policy A1.
3.The existing flat roof garage to the west (rear) of the side balcony shall not be used as a balcony, roof garden or similar amenity area at any time. The reason for the condition is :- In the interests of protecting residential amenity and to prevent overlooking to the neighbouring properties; in accordance with Core Strategy (2015) Policy CS9 and Local Plan Part 2 (2021) Policy A1.
4.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
