| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on the 29th August 2023:
- Location Plan, scale 1:1250
- Distributions and Dimensions; Plan no. 2
- Elevations; Plan no.6
- Block and Site Plan; Plan no. A.05.7

| 3. | The materials to be used in the external walls of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form.
The reason for the condition is :-
In the interests of the visual amenities of the area. |
| 4. | The development hereby approved shall only be used for private domestic use in connection with Hopton Manor.
The reason for this condition is:-
For the avoidance of doubt and in the interests of the residential amenities of the occupiers of adjacent property. |
| 5. | No development other than the works required for the laying of foundations shall take place until precise details of the means of foul water and sewage disposal have been submitted to and agreed in writing with the local planning authority. The development shall be carried out in accordance with the details as agreed prior to the development first being brought into use, and shall be retained as such thereafter.
The reason for the condition is :-
To minimise the possibility of pollution in accordance with Policy E6 of Great Yarmouth Local Plan. |

Discharge of swimming pool water
Swimming pool backwash can potentially cause a pollution risk to groundwater or watercourses. A system should be designed and specified by a civil engineering consultant with the necessary experience in hydrogeology. All discharges to land or sewers will require consent and the operator will need to seek advice and consent from the Environment Agency and/or Anglian Water depending on where discharge occurs. Any system used to make swimming pool water safe for discharge must be reviewed and passed by the relevant authority. |
