1.The development shall be carried out in accordance with the following plans received by the Local Planning Authority: Plans received 15th August 2023: - Location Plan, scale 1:1250 - Photo images numbered 1 - 5 with measurements of replacement roof and first floor balcony terrace and the following Plans received 19th September 2024: - Revised East Elevation - Revised West Elevation - Revised Floor Plan The reason for the condition is :- For the avoidance of doubt.
2.Part A - There shall be no use of the first floor balcony as an outdoor amenity space until the screening of the balcony sides referred to in Part B below has been completed and shall be retained as such thereafter. Part B - Within 2 months of the date of this permission, the first floor balcony hereby approved shall be fitted with obscured glazed side screens (of not less than the equivalent of classification 5 of Pilkington Level Glass) on both the east and west side elevations in the locations as shown on "Revised Floor Plan and Revised East & West Elevations" - as referred to in condition 1 above, and no part of that screening shall be less than 1.8 metres above the finished first floor level of the balcony on which it is installed for a distance of at least 1.4m measured outward from the rear (south) elevation of the first floor dormer and then dropping to no lower than 1.6m above the finished first floor level of the balcony. The reason for the condition is :- In the interests of neighbouring residential amenity, in accordance with policy CS9 of the Core Strategy and A1 of Local Plan Part 2.
3.Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) Order 2015 (or any Order revoking, re-enacting or modifying that Order), the balcony floor level shall at no time be raised and shall be maintained in accordance with the measurements as set out in the submitted photo images 1 - 5 with measurements as referred to in condition 1. The reason for the condition is :- For the avoidance of doubt and in the interests of neighbouring residential amenity, in accordance with policy CS9 of the Core Stately and A1 of Local Plan Part 2.
4.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
