1.	Condition 4 requires the details of an Arboricultural Method Statement and Tree Protection Plan to be submitted to and approved in writing by the Local Planning Authority. The application was supported by an Arboricultural Impact Assessment prepared by Oakfield Arboricultural Services Reference OAS 23-152-AR01, dated May 2023 including Tree Protection Plan at Appendix Three - Drawing No. OAS 23-152-TS03. The details as contained in the Arboricultural Impact Assessment are acceptable and are hereby approved however this condition can only be discharged in part as the development has to be undertaken in accordance with the approved details.
