| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development will be carried out in accordance with the following revised plan/drawing received by the Local Planning Authority on 20th December 2023:

The reason for the condition is :-
For the avoidance of doubt. |
| 3. | The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form submitted with the application.
The reason for the condition is :-
In the interests of the visual amenities of the area in accordance with Local Plan Part 2 Policies A1 and H9. |
| 4. | The proposed windows on the east elevation (as shown on drawing No. TD060423-PP-1 Revision B) shall be installed in accordance with the following requirements:
(a) with a cill height no lower than 1.74 metres above the finished internal floor level of the rooms labelled W.C, Home Gym, Study & Dining on the approved plan;
(b) the windows to be installed shall be none other than fixed vent and non-opening, and shall be retained as such thereafter; and,
(c) the windows to the rooms labelled WC, Home Gym and Dining (east elevation only) shall be fitted with none other than obscured glazing with the specification of no less than Pilkington Level 5 obscurity rating, and shall be retained as such thereafter.
The reason for the condition is: -
In the interests of neighbouring amenity to avoid unacceptable levels of overlooking, in accordance with Local Plan Part 2 Policy A1. |
| 5. | Prior to the first use of the development hereby permitted a 2.0m wide parallel visibility splay (as measured back from the near edge of the adjacent highway carriageway) shall be provided across the whole of the site's roadside frontage. The splay shall thereafter be maintained at all times free from any obstruction exceeding 1.0 metres above the level of the adjacent highway carriageway.

In the interests of highway safety in accordance with the principles of the NPPF. |
| 6. | Prior to the first use of the development hereby permitted the proposed on-site car parking areas shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use.
The reason for the condition is: -
To ensure the permanent availability of the parking areas, in the interests of satisfactory development and highway safety. |
| 7. | Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015, as amended, there shall be no installation of any fences, railings, gates or walls within the frontage of the dwelling the subject of this permission whatsoever without first gaining the express written permission of the Local Planning Authority. For the avoidance of doubt this does not prevent the installation or erection of the fences shown within the approved layout plan on drawing TD060423-PP-1 Revision B as received by the Local Planning Authority on 20th December 2023.
The reason for the condition is :-
In the interests of maintaining the character and appearance of the streetscene, the visual amenity of the area and residential amenity, and in the interests of maintaining highway safety, in accordance with Local Plan Part 2 Policies H9 and A1 and the principles of the NPPF. |
| 8. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
