1.Condition 4 requires full details of the materials for the doors and rooflights. This discharge of condition application was supported by a Document - Reference 8260 P17 giving full details of the materials proposed. The submitted details are hereby approved however this condition can only be discharged in part as the development has to be undertaken in accordance with the approved details.
2.Condition 5 requires that prior to any construction works, a Tree Protection Plan shall be submitted to, and approved in writing by, the Local Planning Authority. This discharge of condition application was supported by the submission of Drawing No. 8260 P18 - Tree Protection Plan dated Apr 2023. The submitted details are hereby approved and the condition is discharged in full.
3.Condition 9 requires that there shall be no development beyond slab level until a scheme that demonstrates how the dwellings will be built to meet requirement M4(2) of Part M of the Building Regulations for accessible and adaptable dwellings, where practicable, has first been submitted to and approved in writing by the Local Planning Authority. The development shall thereafter be constructed in strict accordance with the details as approved. This discharge of condition application was supported by the submission of Drawing No. 8260 B08 - Proposed part M4(2) Ground Floor Plan (Plot 1 & 2) dated May 2023. The submitted details are hereby approved however this condition can only be discharged in part as the development has to be undertaken in accordance with the approved details.
4.Condition 10 requires that no works above slab level shall take place until a statement demonstrating how the dwellings will be designed and built to achieve a water consumption rate of no more than 110 litres/person/day has been first submitted to and approved in writing by the Local Planning Authority. All required water conservation measures within the approved details shall thereafter be installed and maintained to achieve this agreed rate to ensure the required water consumption is not exceeded for the lifetime of the development. This discharge of condition application was supported by the submission of a Water Consumption Calculation (un-dated) The submitted details are hereby approved however this condition can only be discharged in part as the development has to be undertaken in accordance with the approved details.
