No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans/drawings received by the Local Planning Authority on 16 May 2023. - Site Location & Block Plan - Drawing No. 567-02 Rev B - Existing & proposed layout & elevations - Drawing No. 567-01 Rev B The reason for the condition is:- For the avoidance of doubt.
3.The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form received 16 May 2023. The reason for the condition is :- In the interests of the visual amenities of the area.
4.No part of the extension hereby permitted shall be used by anyone other than the occupiers of the dwelling known as The Manor Barn, or their dependants, and shall not be used as a separate dwelling and nor shall it be let separately for holiday purposes including as Air B&B accommodation or similar. The reason for the condition is :- For the avoidance of doubt and as the site location is outside of a defined settlement limit, and so the use is controlled to ensure the development is appropriate to the location, its lack of accessibility and to ensure there is appropriate amenity and facilities for existing and future users of the existing dwelling and the development hereby approved, in accordance with policies CS2, CS09 and CS16 of the adopted Great Yarmouth Core Strategy (2015) and GSP1, A1, H9 and I1 of the adopted Great Yarmouth Local Plan Part 2
