No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following revised plan: - Drawing No 1810/1 - Rev. B Dated Nov.'23 - Existing and proposed plans and elevations, site location and block plan - Received December 2023 The reason for the condition is :- For the avoidance of doubt.
3.The materials of the development hereby permitted shall accord with the details stated in the application form and the approved drawings. The reason for the condition is:- In the interests of visual amenities of the area in accordance with Policies CS09 of the adopted Great Yarmouth Core Strategy (2025) and Policy H9 of the adopted Great Yarmouth Local Plan Part 2 (2021)
4.No window or other opening shall be constructed in the south-west side elevation of the development hereby approved (Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order 2015 (or any Order revoking and re-enacting that Order) (with or without modification)) unless an appropriate planning application is first submitted to and approved by the local planning authority. The reason for this condition is:- To help safeguard the privacy and amenity of the occupiers of adjacent property in accordance with Policy A1 of the adopted Great Yarmouth Local Plan Part 2 (2021)
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2.
6.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
