| 1. | The development shall be carried out and retained in accordance with the following plans:-
· Site Plan, drawing no: 23.019-102 Rev B (Amended)
· Proposed Elevations, drawing no: 23.019-103 Rev B (Amended - including new parapet)
· Proposed Floor Plans, drawing no: 23.019-104 Rev B (Amended)
All received by the Local Planning Authority on 27-SEP-2023.
Reason: For the avoidance of doubt. |
| 2. | The approved gazebo structure must be painted, within 8 weeks of this decision, in the following way:
a) The external walls of the gazebo should be painted to match the lighter grey of the public house external walls
b) The external window frames and the additional parapet of the gazebo should be painted a darker grey to match the colour of the window frames and upper facias of the public house.
Reason: To help reinforce the character of the surrounding Conservation Area and to match the public house, in accordance with Policy CS09, CS10(Core Strategy) and E5 (Local Plan Part 2). |
| 3. | The approved gazebo structure must be amended, within 8 weeks of this decision, to include a timber parapet at the top of all outward facing eaves to screen the UPVC roof - it must be painted the same dark grey as the public house facias/window frames, in accordance with amended plan drawing number: 23.019-103 Rev B.
Reason: To help reinforce the character of the surrounding Conservation Area and to match the public house, in accordance with Policy CS09, CS10(Core Strategy) and E5 (Local Plan Part 2). |
| 4. | The beer garden and timber gazebo hereby approved shall be used exclusively for the consumption of food and/or drink between the hours of 11.00am and 10.00pm each day. Outside of this time the designated area for smokers at the rear of the pub should be limited to the area south of the timber gazebo and north of the timber picket fence and resin parking area (see drawing number: 23.019-102 Rev B)
Reason: To minimise any loss of amenity to adjacent properties in compliance with Policy CS09 of the Core Strategy and Policy A1 (Amenity) Local Plan Part 2, in respect of restricting late noise in the gazebo and beer garden. |
| 5. | The parking area hereby permitted shall be laid out, demarcated, levelled, surfaced, and drained in accordance with the approved plan and retained thereafter available for that specific use.
Reason: To ensure the permanent availability of the parking area in the interests of satisfactory development and highway safety |
| 6. | REASON FOR APPROVAL OF THE APPLICATION:
The proposal meets the criteria for developments within Conservation Areas as set out in adopted policy E5 of the Local Plan Part 2. |
| 7. | STATEMENT OF POSITIVE ENGAGEMENT:
In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
