1.Condition 6 requires a statement demonstrating how the dwellings will be designed and built to achieve a water consumption rate of no more than 110 litres/person/day to be first submitted to and approved in writing by the Local Planning Authority. The application was supported by a letter dated 11 April 2023 from the agent (Steve Robertson, Architectural Draughtsman) referencing a Water Calculations Schedule prepared by SCT Energy Assessments showing how compliance with the Water Efficiency requirement will be achieved based on an approved fittings approach not exceeding the values in Table 2.2 of Approved Document G Building Regulations. The submitted details are hereby approved however this condition can only be discharged in part as the development has to be undertaken in accordance with the approved details.
2.Condition 7 requires details in written and drawn form of the means by which electric vehicle charging shall be provided within the scheme to be submitted to and approved in writing by the Local Planning Authority. The application was supported by a letter dated 11 April 2023 from the agent (Steve Robertson, Architectural Draughtsman) referencing a Zappi 7kW EV charger specification document and plans submitted showing the location of the EV charging units, Drawing nos. 919 - 2/5 A3 & 919 - 3/5 A3. The submitted details are hereby approved however this condition can only be discharged in part as the development has to be undertaken in accordance with the approved details.
3.Condition 8 requires a scheme that demonstrates how the dwellings will be built to meet requirement M4(2) of Part M of the Building Regulations for accessible and adaptable dwellings, where practicable, to be submitted to and approved in writing by the Local Planning Authority. The application was supported by a letter dated 11 April 2023 from the agent (Steve Robertson, Architectural Draughtsman) detailing the methods (including measurements) to be used for the installations proposed and as shown on floor plans and elevations on Drawing nos. 919 - 2/5 A3 & 919 - 3/5 A3. The submitted details are hereby approved however this condition can only be discharged in part as the development has to be undertaken in accordance with the approved details.
4.Condition 9 requires details of a soft and hard landscaping scheme to be submitted to and approved in writing by the Local Planning Authority. The application was supported by a letter dated 11 April 2023 from the agent (Steve Robertson, Architectural Draughtsman) detailing the soft & hard landscaping and ecological enhancements and as shown on Drawing No. 919 3/5 A3. The submitted details are hereby approved however this condition can only be discharged in part as the development has to be undertaken in accordance with the approved details.
