No.Condition Text
1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans: - Floor Plans and Elevations; drawing number RH01. Received by the Local Planning Authority on 21-04-23. - Location Plan; drawing number RH02 A. Received by the Local Planning Authority on 13-06-23. The reason for the condition is:- For the avoidance of doubt.
3.Notwithstanding the information on the approved plan (RH01) the materials to be used in the external walls and roof of the development hereby permitted shall be: . Red Brick plinth; . Black Sawn Horizontal Boarding; . Black Timber Supporting Posts and Diagonal Bracing; . Black Metal Roller Shutter Door; and, . Red Clay Pantiles to eth roof, in accordance with the proposal confirmed by the applicant via email received on 01 June 2023 13:27. The reason for the condition is :- In the interests of the visual amenities of the area in accordance with policy CS09.
4.The stable block hereby approved shall be used for private equestrian usage only. No livery or business use shall take place in the building hereby approved. The reason for the condition is :- For the avoidance of doubt and because the potential impacts resulting from a commercial use have not been considered.
5.The area labelled as tack/store room on the approved plan (RH01) shall only be used for the purposes of private storage in connection with the use of the stables only. No commercial storage or activities shall take place from the stables. The reason for the condition is :- For the avoidance of doubt and in the interests of the residential amenities of the occupiers of nearby properties (in accordance with policies CS09 and A1) and in the interests of highways safety and minimising traffic impacts in accordance with policy CS16.
6.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria of Local Plan Part 2 (2021) policy L3.

8.NOTES - Please read the following notes carefully:- Any discharge of surface water to a dyke other than via any adopted sewer will require the consent of the Environment Agency (Anglian Region), The Internal Drainage Board and the dyke owner.
