1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the plans received by the Local Planning Authority on 25th April 2023. a) Planning Drawing, referenced 1806/1 - Proposed floor plans and elevations, Dated April 2023 b) Planning Drawing, referenced 1806/2 - Proposed side elevation - East, Dated April 2023 The reason for the condition is :- For the avoidance of doubt.
3.The materials for the rear dormer hereby permitted shall match the appreance and style of the existing dwelling and in accordance with the details contained withing the submitted application form. The reason for the condition is :- In the interest of the satisfactory appearance of the development in accordance with Policy H9 of the adopted Great Yarmouth Local Plan Part 2 (2021).
4.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2.
