| 1. | Condition 12 requires that (1) a preliminary contamination assessment is undertaken, (2) an intrusive site investigation is undertaken, (3) a remediation strategy is created to overcome any contamination found during the site investigation and (4) that a verification plan demonstrating that the remediation works have been undertook, are submitted to and approved in writing by the Local Planning Authority.

The information submitted is approved and is sufficient to discharge parts 1-3 of condition 12. Part 4 of the condition cannot be discharged at this time as it requires that the remediation works are carried out and that a verification report demonstrating this is submitted to and approved in writing by the Local Planning Authority. |
| 2. | Condition 13 requires a monitoring and maintenance plan in respect of contamination, including a timetable of monitoring and submission of reports to the Local Planning Authority, is submitted to and approved in writing by the Local Planning Authority.
