| 1. | The development hereby permitted (specifically the western side extension) shall be carried out in accordance with the application forms and the following plans and documents:

- Proposed Plans & Elevations, Drawing No: ARC 2304-800UK 02, Dated April 2023 (excluding rear element).

| 2. | REASON FOR APPROVAL OF THE APPLICATION :-
The proposal meets the criteria for domestic additions set out in Policies CS09 of the Core Strategy and A1, A2, H9 of the Local Plan Part 2.
This retrospective application has been consulted on in line with legislative requirements. No public objections have been received and Parish Council concerns do not relate to the planning assessment but are Building Regulations concerns. The proposal is a small extension to the side of the dwelling, contained within a side garden of the existing dwelling where a similar side extension once stood. The site is enclosed by boundary walls and fences and there are no harmful impacts upon neighbouring dwellings. The proposal is in general conformity with the Council's adopted Development Plan and accords with the ethos of the National Planning Policy Framework and protects the character and appearance of the setting of the listed building opposite. |
| 3. | INFORMATIVE NOTE TO APPLICANT AND DEVELOPER:
Planning permission is hereby granted only to the extension recently added to the west elevation. It is not clear from the plans submitted whether the rear / north extension, or the eastern side extension / timber lean-to also require planning permission; they do not appear in any planning history search and should not be assumed to be permitted development without clarification of dimensions and other considerations such as the building's alterations over time. It is advised that the applicant seeks advice regarding the rear extension and the eastern elevation lean-to structure; options may include applying for planning permission or a certificate of lawful existing development. |
