The following plans and documents received by the Local Planning Authority within application 06/23/0269/VCF:

- Drawing no. P04 Rev E Proposed Elevations
- Flood Warning and Evacuation Plan prepared by Evans Rivers and Coastal dated December 2022 ref: 2796/RE/09-21/02
The reason for the condition is:-
In accordance with the submitted details and for the avoidance of doubt. |
| 2. | There shall be no works to the slipway nor removal of the existing retaining wall / sea wall beyond those works shown within the approved plan 8307-P01 provided within the Flood Risk Assessment dated September 20201, ref: 2796/RE/09-21/01 as submitted with application 06/21/0742/F.
No works to remove the existing wall shall commence until a plan and details, including drawings, have first been submitted to and approved in writing by the Local Planning Authority detailing:
(i) the proposed appearance, materials, height / scale and method of construction of the retaining wall, and
(ii) the proposed end use and location of spoil / excavated materials, and
(iii) a landscaping / planting plan with proposed means of landscape planting of the dunes.
No works to the dunes / sand bank shall be undertaken without first undertaking a survey from a qualified ecologist to ensure there are no nesting birds and/or protected species within the dunes or the spoil storage areas. In the event these are required, appropriate mitigation should be provided. The dunes restoration and landscaping shall be completed in accordance with the details to be approved within 6 months of the construction of the replacement retaining wall, and shall be retained and maintained in accordance with the landscape schedule thereafter.
The reason for the condition is :-
In the interests of visual amenity and protection of the dunes and preservation and restoration of natural habitats. |
| 3. | The development hereby permitted shall be carried out in accordance with the submitted Flood Warning and Evacuation Plan prepared by Evans Rivers and Coastal dated December 2022 ref: 2796/RE/09-21/02.
There shall be no use of the expanded visitor facilities or cafe hereby permitted until the development has first been included as part of a flood event early warning system (to be registered with the Environment Agency).
This Flood Warning and Evacuation Plan, including information regarding the availability of the Environment Agency's Flood Warnings Service, shall be made available to future occupiers of the site.
The reason for the condition is :-
Whilst the facilities may be constructed at safe flood risk levels, the proposal is increasing the numbers of patrons at risk from coastal flooding and tidal surge events, so measures are required to manage the risk in the interests of public safety. |
