| 1. | Due to the use of discordant materials such as white render, grey window/door frames/trims and grey soffits/fascias/bargeboards the proposed changes to the materials do not match the original dwelling and discord with the streetscene and surrounding dwellings which consist of orange/brown brick, white windows/door frames and white soffits/fascias/bargeboards. Therefore this retrospective application is contrary to Core Policy CS09 and Local Plan Part 2 Policies H9 which both seek to ensure that proposals maintain and enhance the character of the building and that they respond positively to their surrounding townscape. |

| 3. | STATEMENT OF POSITIVE ENGAGEMENT (REFUSALS): In accordance with the NPPF, in determining this application for planning permission, the Borough Council has approached it in a positive and proactive way and where possible has sought solutions to problems to achieve the aim of approving sustainable development. Unfortunately, despite this, in this particular case the development is not considered to represent sustainable or an acceptable form of development and has been refused for the reasons set out above. |
