1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans: - - Site Location Plan/Block Plan, Drawing No: 0235-03-A (Received 30-MAR-2023) - Proposed Site Plan, Drawing No: 0235-04-A (Revision A June 2023) (Received 07-AUG-2023) - Proposed Plans and Elevations, Drawing No: 0235-02-B (Revision B June 2023) (Received 07-AUG-2023) The reason for the condition is:- For the avoidance of doubt.
3.Notwithstanding the provisions of the Town and Country Planning (General Permitted Development) (England) Order (2015, as amended), the premises shall be used as offices to carry out operational and administrative functions for the Burnley Hall Estate only and for no other purpose (including any other purpose in Class E; of the Schedule to the Town and Country Planning (Use Classes) Order 1987 (as amended), or in any provision equivalent to that Class in any statutory instrument revoking and re-enacting that Order with or without modification). The reason for the condition is :- The site of the development is outside an area where the local planning authority normally permit Business Development and permission has been granted in this instance having regard to the rural business on the site and in the surrounding area in accordance with Policy B1 of the Local Plan,
4.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for small scale rural business development as set out in adopted Policy B1 of the Local Plan Part 2
6.ADVISORY: A public right of way (Somerton Restricted Byway 11) is aligned along Back Road. The full legal extent of this Restricted Byway must remain open and accessible for the duration of the development and subsequent occupation.
