1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the submitted application form and following plan: - Drawing no. 1797/1 dated March 2023 incorporating site location plan; block plan; existing and proposed floor plans and elevations; and materials The reason for the condition is :- For the avoidance of doubt.
3.The additional accommodation hereby permitted shall only be used by the occupiers of the adjoining dwelling, or their dependants, and shall not be used as a separate dwelling or let separately for holiday purposes or as Airbnb accommodation. The reason for the condition is :- To enable the local planning authority to retain control over the development which has been permitted in accordance with Policy H9 of the Local Plan Part 2; in respect of a householder extension and where the occupation of the development as separate and un-associated residential accommodation would result in a sub-standard use and layout of land, detrimental to the amenities of the site and its surroundings, contrary to Local Plan Policies CS9, CS16, A1, A2, H9, H10 and I1.
4.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2.
