1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the plans received by the Local Planning Authority on 28th March 2023: - Proposed single storey rear extension, drawing number 1795/1 The reason for the condition is :- For the avoidance of doubt.
3.The materials to be used in the development hereby permitted shall match those stated in the application form as well as on the plans. The reason for the condition is :- In the interests of the visual amenities of the area in accordance with Policies CS9 the adopted Great Yarmouth Core Strategy (2015) and A1 of the adopted Great Yarmouth Local Plan Part 2 (2021).
4.Party Wall Act The applicant should be aware of the provisions of the Party Wall etc. Act 1996 before carrying out any of the works covered by this planning application. An explanatory booklet is available at The Party Wall etc Act 1996: explanatory booklet - GOV.UK (www.gov.uk) which sets out the rights and duties of the applicant in order to ensure that the Act is complied with.
