1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- Required to be imposed pursuant to Section 91 of the Town and Country Planning Act 1990.
2.The materials to be used in the external walls of the single storey rear extension hereby permitted shall match those of the existing building in accordance with the details stated in the application form. The materials to be used in the external walls of the rear dormer shall be cedral planks in neutral/light to mid grey colour, as specified in the e-mail from Stuart Tate to the Local Planning Authority dated 20th May 2022 (06/22/0345/HH). The reason for the condition is :- In the interests of the visual amenities of the area.
3.The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 22nd April 2022: Location plan, Site Location Plan, Existing and Proposed Block Plans 001 Rev P02, Proposed Ground Floor Plan 004 Rev P04, Proposed First Floor Plan 005 Rev P02, and, Proposed Elevations 006 Rev P03. The reason for the condition is:- For the avoidance of doubt.
4.Access to the flat roof over the extension hereby approved shall be for maintenance or emergency purposes only, and the flat roof shall not at any time be used as a roof garden, terrace, patio or for similar activity. The reason for the condition is:- To protect the privacy of the surrounding residents in accordance with Policy A2 of the Local Plan Part 2.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2.
