1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans: - Site Location Plan (un-referenced) - Proposed Wall Details & Image 289.DS.01 (received on the 31-03-23) - Proposed Plan, Elevations and Image 289.03 Rev.A (received on the 15-03-23) - Proposed Plan, Elevations Centre Green House 289.04 (received on the 15-03-23) - Proposed Plan, Elevations lean-to Green House 289.05 (received on the 15-03-23) The reason for the condition is:- For the avoidance of doubt.
3.The new tree planting indicated on plan 289.03 Rev.A shall be carried out in its entirety within the first planting and growing season following the commencement of development of the walled garden. For the duration of a period of 10 years from the first use of the walled garden, any trees, shrubs or hedges planted in accordance with the landscaping scheme which die, are removed or become seriously damaged or diseased shall be replaced in the next immediate planting season with others of similar size and species. The reason for the condition is :- To ensure an high quality form of development and in the interests of ensuring appropriate visual amenity for the local area, to enhance biodiversity and to secure appropriate residential amenity in accordance with Policies CS11 of the adopted Great Yarmouth Local Plan Core Strategy (2015).
4.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic alterations set out in policy H9 of the Local Plan Part 2.
