1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
2. | The development shall be carried out in accordance with the following plans received by the Local Planning Authority on 14th March 2023 :
- Extension and construction of new annex, drawing number 1733/2
The reason for the condition is :-
For the avoidance of doubt. |
3. | The annex accommodation hereby permitted shall only be used as accommodation ancillary to and in association with the dwelling known as 174 Beccles Road, Bradwell, Great Yarmouth, NR31 8QD. The annex accommodation hereby permitted shall only be used by the occupier of the dwelling and his immediate family and shall not be used as a separate dwelling or let separately for holiday purposes.
The reason for the condition is :-
The annex has sufficient rooms to form a dwelling or holiday let, the use as which may not be appropriate in this location, therefore the use is controlled to ensure the development is appropriate to the location in accordance with policies CS2, CS09 and CS16 of the adopted Great Yarmouth Core Strategy (2015) and GSP1, A1, H9, H10 and I1 of the adopted Great Yarmouth Local Plan Part 2 (2021). |
4. | The materials to be used in the development hereby permitted shall match those specified on the application form.
The reason for the condition is :-
In the interests of the visual amenities of the area in accordance with Policies CS9 of the adopted Great Yarmouth Core Strategy (2015) and A1 of the adopted Great Yarmouth Local Plan Part 2 (2021). |
5. | Prior to the first occupation of the development hereby permitted, the proposed on-site car parking and turning area shall be laid out and
demarcated in accordance with the approved plan (Drg No. 1733/2) and retained thereafter available for that specific use.
The reason for the condition is :-
To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety. |
6. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
CONFIRMATION OF RECEIPT OF FINANCIAL CONTRIBUTION MITIGATION MEASURES:
It is hereby acknowledged that the application has been accompanied by the appropriate and necessary financial contributions for GIRAMS Habitat Impacts Mitigation amounting to £210.84 received 19.05.2023, sufficient to address the Habitats Regulations Assessment (HRA). The accompanying shadow HRA report submitted by the applicant has been assessed as being suitable for the Borough Council as competent authority to use as the HRA record for the determination of the planning application, in accordance with the Conservation of Habitats and Species Regulations 2017. |
