1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plan received by the Local Planning Authority on 1st March 2023: Plan no. 1727/1 revision Rev.A(Feb'23)1/ Revisions to floor plan and roof laytout, entitled Planning Drawing (submitted as Site location plan, block plan, elevation plans and floor plans, dated July 2022 The reason for the condition is:- For the avoidance of doubt.
3.The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area.
4.The dwelling shall be constructed with finished floor levels no lower than those within the existing dwelling. The reason for the condition is :- To ensure the flood risk to people and property is adequately mitigated.
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
