1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the plans received by the Local Planning Authority on the dates below: - Site Location Plan reference Pau-ne-Lyn, Main Road, Ormesby, received 17th March 2023. - Proposed Front Elevation and Proposed Ground Floor Plan, reference MN111022/7 'Scheme C', received 17th March 2023. - Proposed Elevations, reference MN111022/8, 'Scheme C', received 17th March 2023. - Block Plan and Proposed Garage plans and elevations, 'Scheme C', reference MN111022/9, received 23rd March 2023. - Emails from applicant dated 17th and 18th May confirming materials The reason for the condition is :- For the avoidance of doubt.
3.The materials to be used in the development hereby permitted shall match those stated in the application form as well as the emails dated 17th and 18th May from the applicant. The reason for the condition is :- In the interests of the visual amenities of the area in accordance with Policies CS9 the adopted Great Yarmouth Core Strategy (2015) and A1 of the adopted Great Yarmouth Local Plan Part 2 (2021).
4.Prior to the first use of the development hereby permitted the proposed on-site car and cycle parking and turning area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan (drawing number MN111022/9) and retained thereafter available for that specific use. The reason for the condition is: - To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety.
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
