1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the unreferenced Location Plan and approved Drawing Number(s) LAW210123/001 NO 1 - 3 received by the Local Planning Authority on 9 March 2023. The reason for the condition is :- For the avoidance of doubt.
3.The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form. The reason for the condition is :- In the interests of the visual amenities of the area.
4.Informative Note: - Reason for Approval The application has been consulted on in line with legislative requirements. No objections have been received. The proposed development comprises a single storey front extension providing a porch and utility room. An important material consideration is development which could be undertaken without the need for express planning permission. In this case the property benefits from Permitted Development Rights to create a porch of smaller dimensions. The development will represent a material change over the current proposal but this is not necessarily harmful. Similar development can be seen in the vicinity. The proposal does not represent an unacceptable impact on the wider street scene. The relatively modest nature of the proposal will not cause an unacceptable impact on the amenity of neighbouring properties. The proposal is in general conformity with the Council's adopted Development Plan, accords with the ethos of the National Planning Policy Framework and does not represent an impact so unacceptable that it could be successfully resisted at appeal.
