1.Condition 6 is NOT discharged. Condition 6 requires no works above slab level shall take place until a statement demonstrating how the dwelling will be designed and built to achieve a water consumption rate of no more than 110 litres/person/day has been first submitted to and approved in writing by the Local Planning Authority and that the approved details shall be installed and maintained to achieve this rate to ensure the required water consumption is not exceeded for the lifetime of the development. This discharge of condition application was supported by: a) Water Efficiency Design (unreferenced), by Energy Assessments, dated 23rd January 2023. The Water Efficiency Design document shows detailed tables of the water consumption rate of 125 litres/person/day. Based on the information provided and the consumption rate of 125 being greater than the condition allows for (110 litre/person/per day), the discharge of condition 6 is refused. In order to be able to discharged in part, details demonstrating how the proposal will comply with this condition needs to be provided. This condition cannot be discharged and is REFUSED.
2.Condition 7 is NOT discharged. Condition 7 requires that no works above slab level shall take place until details in written and drawn form of the means by which electric vehicle charging shall be provided within the scheme shall be submitted to and approved in writing by the Local Planning Authority and that the works shall accord with the approved scheme and be retained thereafter. The discharge of condition application was supported by: a) Erection of Two Detached Bungalows Plan, drawing number 919 - 2/5 A2, Dated January 2022; b) Erection of Tow Detached Bungalows, drawing number 919 - 3/5A2, dated 24/01/23; c) Cover Document, entitled Discharge of Conditions (unreferenced and undated). Drawing Number 919 - 3/5A2 indicates the area where the vehicle charging stations will be located on plan (but not on the elevations on drawing number 919 - 3/5 A2) however no specifications of the units have been provided. In order to be able to be discharged in part, details of the location on each plan and the manufacturer's specification needs to be submitted. This condition cannot be discharged and is REFUSED.
3.Condition 8 requires no works above slab level shall take place until a scheme that demonstrates how the dwellings will be built to meet requirement M4(2) of Part M of the Building Regulations for accessible and adaptable dwellings, where practicable, has been submitted to and approved in writing by the Local Planning Authority and that the development shall thereafter be constructed in strict accordance with the approved details. The discharge of condition application was supported by: a) Erection of Two Detached Bungalows Plan, drawing number 919 - 2/5 A2, Dated January 2022; b) Erection of Tow Detached Bungalows, drawing number 919 - 3/5A2, dated 24/01/23; c) Cover Document, entitled Discharge of Conditions (unreferenced and undated). These are considered sufficient to discharge this condition in part. This condition is discharged in part. The condition cannot be discharged in full because the requirement of the condition is that the development is to be constructed in accordance with the approved details.
4.Condition 9 is NOT discharged. Condition 9 requires that no works above slab level shall take place until full details of a soft and hard landscaping scheme has first been submitted to and approved in writing by the Local Planning Authority and shall then be constructed in accordance with the approved details. The discharge of condition application was supported by: a) Cover Document, entitled Discharge of Conditions (unreferenced and undated). Insufficient information has been submitted to address this condition and full details of the proposed hard (e.g. manufacturer's specification - type and colour) and soft landscaping scheme including suitable small stock native tree species (where space allows), shrubs and wildflower mixes in addition to establishment and management details is required. Any fencing should be wildlife friendly.
