| 1. | The development must be begun not later than 25th September 2025, being three years beginning with the date of the original planning permission 06/22/0526/F.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following approved plans and details as submitted within application 06/23/0062/VCF:
Location Plan XX-00-DR-A-00000-SO Rev 03;
Existing Site Plan XX-00-DR-A-00001-SO Rev 06;
Proposed Site Plan XX-00-DR-A-10001-SO Rev 08;
Proposed Ground Floor Plan GF-DR-A-10110-SO Rev 14;
Proposed Elevations XX-DR-A-30310-SO Rev 11; and,
Proposed Roof Plan RP-DR-A-10111-SO Rev 05,
and in accordance with the following plans submitted within application 06/22/0526/F:
Drainage Plan GF-DR-A-10113-SO Rev 02; and,
Drawing PJ5370 / M01 received January 2021 - which is relevant for the location of fire hydrant(s) only.

| 3. | The materials to be used in the external walls and roof of the development hereby permitted shall be in accordance with the details stated in the application form and shown on the approved plans.
The reason for the condition is :-
In the interests of the visual amenities of the area. |
| 4. | There shall be no use of the building hereby permitted until the landscaping scheme, planting and maintenance thereof has first been undertaken and completed in strict accordance with the details approved within the landscaping plans approved under application ref: 06/22/0893/CD (approved 11/10/22), which shall include the planting of 4 trees (native species) with suitable irrigation and growing mediums, sufficient to replace the trees that are to be removed or displaced by the approved development.

In the interests of the visual amenities, biodiversity and ecology of the locality. |
| 5. | The fire hydrant shown on Plan PJ5370 / M01 shall be installed and made operational prior to the first use of the building hereby approved.
The reason for the condition is: -
In the interest of public safety. |
| 6. | Any external lighting to be installed shall accord with the Collingwood Lighting details for WL95 IP65 10-15W Wattage and Colour Switchable Bulkhead which was submitted in support of application 06/22/0526/F. No additional external lighting associated with the building shall be installed without first receiving the prior written approval of the Local Planning Authority.
The reason for the condition is:-
For the avoidance of doubt and to ensure that the amenity of local residents is not significantly harmed by reason of light pollution. |
| 7. | Construction work shall not take place outside the following hours:-
- 0730 hours to 1830 hours Monday to Friday,
- 0830 hours to 1330 hours Saturdays, and,
- No work on Sundays or Bank Holidays.
(These hours shall only apply to work generating noise that is audible at the boundary of the nearest noise sensitive property)
The reason for the condition is :-
In the interests of the residential amenities of the occupiers of nearby dwellings, due to the close proximity of other residential dwellings and businesses. |
| 8. | NOTES - Please read the following notes carefully:-
The site will potentially generate a significant amount of dust during the construction process; therefore, the following measures should be employed:
- An adequate supply of water shall be available for suppressing dust;
- Mechanical cutting equipment with integral dust suppression should be used;
- There shall be no burning of any materials on site, or burial of asbestos, which should instead be removed by an EA licenced waste carrier, and the waste transfer notes retained as evidence. |
| 9. | Construction noise notification:
The applicant is strongly recommended to advise neighbouring businesses and residential occupiers of the proposals, including any periods of potentially significant disturbance e.g. demolition or piling, together with contact details in the event of problems. |
| 10. | STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner. |
