| 1. | The development must be begun not later than three years beginning with the date of this permission.
The reason for the condition is :-
The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004. |
| 2. | The development shall be carried out in accordance with the following revised plans received by the Local Planning Authority:
- Site Plan, proposed block plan, proposed floor plans, proposed elevations - Drawing Ref: 1772/1 RevC(Oct'23) (received on the 17th October 2023)

| 3. | No use of the car park hereby permitted shall take place until such a time that details in written and drawn form of the means by which at least 4.no electric vehicle charging points shall be made available shall be submitted to and approved in writing by the local planning authority. The works shall take place in accordance with the to the approved scheme prior to the first use of the car park and shall be retained thereafter
The reason for the condition is: -
To allow provision for the demand for electric vehicle charging within the lifetime of the development in accordance with Local Plan Part 2 (2021) Policy I1. |
| 4. | No trade deliveries or collections, including trade waste, shall take place before 08:00 hours and after 20:00 hours Monday to Saturday. There shall be no trade deliveries or collections, including trade waste, on Sundays or Bank or Public Holidays.
The reason for the condition is :-
As the Noise Impact Assessment has not considered the resultant impact on neighbouring amenity which could arise through deliveries and collections from/to the new delivery area; in the interests of protecting residential amenity in accordance with Core Strategy (2015) Policy CS09 and Local Plan Part 2 (2021) Policy A1. |
| 5. | Prior to the installation of the gates as indicated on Drawing Ref: 1772/1 RevC(Oct'23), full details of the gates shall be submitted to and approved in writing by the Local Planning Authority. The gates shall be installed in accordance with the approved details prior to the first use of the car park.
The reason for the condition is :-
In the interests of visual amenity, in accordance with Core Strategy (2015) Policy CS09. |
| 6. | The gates as indicated on Drawing Ref: 1772/1 RevC(Oct'23) shall be locked outside of the opening hours of the store to which the car park relates and the car park shall not be used for the parking of vehicles outside of the opening hours of the store.

In the interests of protecting residential amenity in accordance with Core Strategy (2015) Policy CS09 and Local Plan Part 2 (2021) Policy A1. |
| 7. | The materials to be used in the external walls and roof of the development hereby permitted shall match those of the existing building in accordance with the details stated in the application form.
The reason for the condition is :-
In the interests of the visual amenities of the area in accordance with Core Strategy (2015) Policy CS09. |
| 8. | Prior to the commencement of the use hereby permitted the vehicular access indicated for on Drawing No. 1772/1 shall be upgraded/widened to a minimum width of 5.0 metres in accordance with the Norfolk County Council access construction specification. Arrangement shall be made for surface water drainage to be intercepted and disposed of separately so that it does not discharge from or onto the highway carriageway.
The reason for the condition is: -
To ensure construction of a satisfactory access and to avoid carriage of extraneous material or surface water from or onto the highway interests of highway safety and traffic movements in accordance with Core Strategy (2015) Policy CS16. |
| 9. | Any access gates/bollard/chain/other means of obstruction shall be hung to open inwards, set back, and thereafter retained a minimum distance of 6 metres from the near channel edge of the adjacent carriageway.

| 10. | No part of the proposed structure (to include fascia board/rainwater guttering) shall overhang or encroach upon highway land and no gate/door/ground floor window shall open outwards over the highway.

| 11. | Prior to the first use of the development hereby permitted the proposed accesses, on-site car parking, loading/unloading and turning area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use.
The reason for the condition is: -
To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety in accordance with Core Strategy (2015) Policy CS16. |
| 12. | REASON FOR APPROVAL OF THE APPLICATION :-
The expanded retail floor space is considered acceptable in principle and there are no material concerns considered significant enough to warrant the refusal of the application. |

This development involves works within the public highway that can only be carried out by Norfolk County Council as Highway Authority unless otherwise agreed in writing.
It is an OFFENCE to carry out any works within the Public Highway, which includes a Public Right of Way, without the permission of the Highway
Authority. Please note that it is the Applicants' responsibility to ensure that, in addition to planning permission, any necessary consents or approvals under the Highways Act 1980 and the New Roads and Street Works Act 1991 are also obtained from the County Council. If required, street furniture will need to be repositioned at the Applicants own expense.
Public Utility apparatus may be affected by this proposal. Contact the appropriate utility service to reach agreement on any necessary alterations,
which have to be carried out at the expense of the developer.
