1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the plans received by the Local Planning Authority on 24th January 2023: - Existing and Proposed Block Plan - drawing number 001 - Proposed Ground Floor Plan - drawing number 006 - Proposed First and Second Floor Plan - drawing number 007 - Proposed Elevations (1 of 2) - drawing number 008 - Proposed Elevations (2 of 2) - drawing number 009 The reason for the condition is :- For the avoidance of doubt.
3.The materials to be used in the external walls, roof and windows of the development hereby permitted shall match those in the application form and on drawing number 008 - Proposed Elevations (1 of 2) and drawing number 9 - Proposed Elevations (2 of 2). The reason for the condition is :- In the interests of the visual amenities of the area in accordance with Policy CS9 of the adopted Great Yarmouth Core Strategy (2015) and Policy A1 of the adopted Great Yarmouth Local Plan Part 2 (2021).
4.The first floor bathroom window shown on Proposed First and Second Floor Plan - drawing number 007 and Proposed Elevations (1 of 2) - drawing number 008, shall be fitted with obscure glass to a level equivalent to Pilkington Privacy Level 5 and shall be retained as such thereafter in perpetuity. The reason for the condition is :- In the interests of neighbouring amenity in accordance with Policy A1 of the adopted Great Yarmouth Local Plan Part 2 (2021).
5.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
