1.The development hereby permitted must be begun not later than 15 September 2025. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans: Garage - - Floor Plan (untitled), scale 1:100 by KEOPS Interlock - Front Elevation (east), scale 1:100 by KEOPS Interlock - L.H. Elevation (south), scale 1:100 by KEOPS Interlock - R.H. Elevation (north), scale 1:100 by KEOPS Interlock - Rear Elevation (west), scale 1:100 by KEOPS Interlock - External finishes to timber finish and garage doors as confirmed in email from Agent Tim Bunn received 18 April 2023 16:25. Single Storey Side and Rear Extension - The extension shall be carried out in accordance with the proposed elevations, proposed floor plan and external materials as shown on Drawing No. 22-1560-03A approved planning permission as part application ref: 06/22/0286/HH. Garage and Extension - - Site and Location Plans, Drawing Number 22-1560-02A The reason for the condition is :- For the avoidance of doubt.
3.The garage/workshop hereby permitted shall only be used for private domestic use in connection with the dwelling to which it relates. The reason for this condition is:- In the interests of the residential amenities of the occupiers of adjacent property.
4.STATEMENT OF POSITIVE ENGAGEMENT: In dealing with this application Great Yarmouth Borough Council has actively sought to work with the applicant in a positive and proactive manner.
5.REASON FOR APPROVAL OF THE APPLICATION :- The proposal meets the criteria for domestic additions set out in adopted policy H9 of the Local Plan Part 2.
