1.Condition 3 states - No development shall take place until there has been submitted to and approved in writing by the Local Planning Authority a scheme of landscaping, which shall include indications of all existing trees and hedgerows on the land, and details of any to be retained, removed, replaced or reinstated elsewhere on site. The landscaping scheme shall include details of the new landscaping to be installed, including the size and species of new trees, grass, shrub or herbaceous areas and any other landscaping features forming part of the scheme. The reason for the condition is:- In the interests of the visual amenities of the locality in accordance with Policy CS9 of the adopted Great Yarmouth Local Plan Core Strategy (2015) and Policy A1 of the adopted Great Yarmouth Local Plan Part 2 (2021). This discharge of condition application was supported by the following information: - "Landscaping Spec with retained Trees and Main Shrub groups shown" plan received by the Local Planning Authority (LPA) on 24th January 2023. The submitted details are acceptable and are hereby approved and this condition is therefore discharged in full.
2.Condition 4 states - Prior to the first use of the development hereby permitted, a flood management plan shall be submitted to and agreed in writing with the Local Planning Authority. This flood management plan shall include information regarding the availability of the Environment Agency's "Floodline Warnings Direct" flood warning scheme, and set out how the proposed infrastructure will be protected to enable the safe shut down of the site prior to evacuation. The flood management plan shall be made available to all staff and users of the site. The reason for the condition is :- To minimise the risk to the staff and users in the event of flooding in accordance with Policy CS13 of the adopted Great Yarmouth Local Plan Core Strategy and Policy E1 of the adopted Great Yarmouth Local Plan Part 2 (2021).
