1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.

3.The materials to be used in the development hereby permitted shall match those stated in the application form and the plans listed in Condition 2 of this permission. The reason for the condition is :- In the interests of the visual amenities of the area in accordance with Policy CS9 of the adopted Great Yarmouth Core Strategy (2015) and Policy A1 of the adopted Great Yarmouth Local Plan Part 2 (2021).
4.The building hereby approved shall at no time be used for overnight sleeping accommodation without the express written permission first being granted by the Local Planning Authority. The reason for the condition is:- The use applied for does not indicate overnight accommodation, a more vulnerable risk, in flood risk zone 2 and this therefore needs controlling in the interests of protecting users from the risk of flooding in accordance with Policy E1 of the adopted Great Yarmouth Local Plan Part 2 (2021).
5.No business or commercial use shall be carried out from the outbuilding hereby approved without the express written permission first being granted by the Local Planning Authority. The reason for the condition is:- The application has not been assessed as an application for business use and the use of the premises as such may be considered inappropriate and contrary to policy in an unsustainable location, and requires further consideration if such purposes are intended.
6.No part of the garage outbuilding hereby permitted (neither ground floor or first floor) shall be used by anyone other than the occupiers of the dwelling known as Linfords, Staithe Road, Repps with Bastwick, or their dependants, and shall not be used as a separate dwelling, nor as an annex and nor shall it be let separately for holiday purposes including as Air B&B accommodation. The reason for this condition is:- In the interests of protecting future occupants from flood risk and to prevent the use of the building as residential form of development in what is an unsustainable and inappropriate dwelling, and to ensure the development hereby permitted functions in accordance with the use as applied for.
