1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following plans received by the Local Planning Authority: - Plan no. GC/406/04, entitled Burghwell House, Burgh Castle Site Plan, dated December 2022, received 14th April 2023 - Plan no. GC/406/03, entitled Burghwell House, Proposed (submitted as the elevations, section and floor plans) dated December 2022, received 18th January 2023 - Plan no. GC/406/06, entitled Burghwell House, Garage (submitted as garage elevations and floor plans) dated March 2023, received 15th March 2023 - Plan The reason for the condition is:- For the avoidance of doubt.
3.The materials to be used in the external walls and roof of the development hereby permitted shall match those in accordance with the details stated in the plans, application form, email from the agent dated 13th March 2023 regarding roof tiles, and agent emails dated 28th March 2023 regarding render colour and balcony balustrade. The reason for the condition is :- In the interests of the visual amenities of the area.
4.Prior to the first use of the development hereby permitted the proposed access, on-site car parking and turning area shall be laid out, demarcated, levelled, surfaced and drained in accordance with the approved plan and retained thereafter available for that specific use. Reason: To ensure the permanent availability of the parking/manoeuvring areas, in the interests of satisfactory development and highway safety.
