1.The development must be begun not later than three years beginning with the date of this permission. The reason for the condition is :- The time limit condition is imposed in order to comply with the requirements of Section 91 of the Town and Country Planning Act 1990 as amended by Section 51 of the Planning and Compulsory Purchase Act 2004.
2.The development shall be carried out in accordance with the following revised plans received by the Local Planning Authority: a) Plan entitled 116 Wellesley Road, Great Yarmouth, NR30 2AR (submitted as the Location Plan), dated 23 January 2023; b) West Elevation Wellesley Road (reference 101); received by the Local Planning Authority on the 29th March 2023; c) South Elevation Princes Road (reference 102); received by the Local Planning Authority on the 29th March 2023. The reason for the condition is:- For the avoidance of doubt.
3.The solar panels hereby permitted shall not protrude more than 150mm from the roof slope. The reason for the condition is :- In the interests of visual amenity and in the interests of the preserving the character and appearance of the Conservation Area in accordance with Policy CS10 of the Great Yarmouth Core Strategy (2015) and policy E5 of the Great Yarmouth Local Plan Part 2 (2021).
4.REASON FOR APPROVAL OF THE APPLICATION :- The proposal provides a green source of energy production which outweighs the less than substantial harm to the character and appearance of the Conservation Area. The application is considered to comply with CS09, CS10 and E5 along with the requirements of Section 72 of the Planning (Listed Buildings and Conservation Areas) Act 1990.
